Tv Klan - Foreign interest in living in Albania is growing
Foreign citizens choosing Albania to live and work are on the rise. By the end of 2025, the total figure reached over 27,500 residence permits, up from about 22,000 in 2024. Most foreigners come from Kosovo and Italy. The growing trend is also noted by real-estate experts, through the demand from these citizens for rental apartments. “Not only Europeans, but also Americans have been numerous this past year, who have chosen to live here,” says Dorjan Sanxhaku, a real-estate expert. The number of U.S. citizens reached 1,128 residents, or 164% more than in 2024, when there were 427. According to experts, Americans are more concentrated in Tirana, while Italians prefer coastal cities. “Italians are mainly focused on Vlorë, but there are also some in Sarandë, as well as Czechs and Slovaks,” he adds. The number of citizens coming from India, the Philippines, and Egypt is also increasing year by year. Their total number is around 8,000, with Indians making up about 2,500. One apartment, two prices: Why properties in the same area don’t hold the same value?
Two apartments in the same area with similar surface areas can have entirely different prices. The value of a property is not determined solely by the price per square meter but also by the floor, orientation, view, layout, building quality, apartment condition, and parking. To truly understand a property’s price, you must consider everything it offers as a whole—not just the square meter count. After all, two properties may be side by side yet not provide the same value.

Is the first consultation free?
Yes. The initial consultation for buying, selling or renting is free of charge, giving you the information and guidance you need for the real estate process.
What is the agency service commission?
For rental services, the commission is 50% of one month's rent value for the tenant and 100% of one month's rent value for the landlord. For sales transactions, the commission is 1% of the transaction value for the buyer and 3% for the seller. All payments come with a fiscal tax invoice issued by IllyrianHome.
How does renting an apartment work? What are the terms and payments?
The contract is signed for 1 year. At signing you pay: the first month, the last month, a 1-month deposit and the agency commission (half a month's rent), which is paid only once. If you leave before the end of the 1-year contract, the last month is not refunded. The deposit is returned at the end of the contract, provided there is no damage to the property or unpaid dues.
Do you offer property valuation?
Yes. We offer professional property valuation based on current market analysis and the relevant valuation methodologies. At IllyrianHome we are certified by the relevant Albanian state institutions to provide this service.
How does the buying process work?
The process starts with the selection of the property and ends with the transfer of ownership into your name.
Can you help me all the way through?
Yes. We assist you at every step, from choosing the property to finalizing the transaction.
Can I buy with a bank loan?
Yes. We have properties with proper documentation, suitable for bank loan financing, subject to the loan being approved by the bank.
Is the property documentation verified?
Yes. We carry out a full legal verification of the documentation before finalizing the transaction.
What are the additional costs?
In addition to the property price, the agency commission, notary fees, registration fees and the property registration applications are included.
Can I reserve the property?
Yes. The property can be reserved by agreement between the parties.
How long does the buying process take?
The duration depends on the property documentation and the financing method.
