Is the first consultation free?
Yes. The initial consultation for buying, selling or renting is free of charge, giving you the information and guidance you need for the real estate process.
What is the agency commission?
The agency commission is: 50% of one month's rent value for rental services, 1% for the buyer and 3% for the seller in sales transactions. All payments come with a fiscal tax invoice issued by IllyrianHome.
How does renting an apartment work? What are the terms and payments?
The contract is signed for 1 year. At signing you pay: the first month, the last month, a 1-month deposit and the agency commission (half a month's rent), which is paid only once. If you leave before the end of the 1-year contract, the last month is not refunded. The deposit is returned at the end of the contract, provided there is no damage to the property or unpaid dues.
Do you offer property valuation?
Yes. We offer professional property valuation based on current market analysis and the relevant valuation methodologies. At IllyrianHome we are certified by the relevant Albanian state institutions to provide this service.
Do you help with bank loans?
Yes. We assist you throughout the bank loan application process and communication with banking institutions, providing support and guidance at every stage of the process.
Do you follow the entire property purchase process?
Yes. We assist you in all phases of the process, supporting you with professional notaries, banking institutions and the Mortgage Office, from the start of the procedures to the full completion of the purchase.
